Applying & eligibility
Do you accept housing vouchers?
Yes. Portico Investments welcomes prospective tenants using housing vouchers, including Housing Choice Vouchers (Section 8). We do not steer applicants toward or away from a home based on how they intend to pay rent.
What do I need to apply?
Application requirements vary by property. Our leasing team will walk you through what's needed (typically proof of income, identification, and rental history) once you've submitted an inquiry about a specific home.
Is there an application fee?
Any applicable fees are disclosed by our leasing team before you apply. Ask about fees for the specific property you're interested in when you submit your inquiry.
Touring & availability
How do I schedule a tour?
Select "I'm interested" on any home listed on our available homes page, or submit a general inquiry from our contact page. Let us know your preferred times and our leasing team will follow up to schedule a visit.
Do listing photos always show the exact unit?
Not always. Some listing photos are digitally rendered, enhanced, or virtually staged for illustrative purposes, and photos marked "representative" or "staged" may not depict the exact available unit. We recommend scheduling an in-person tour to see a property's current condition before deciding.
How current is the availability shown on this site?
We update listings as availability changes, but rental availability can move quickly. If a home interests you, submit an inquiry as soon as possible and our team will confirm current status.
Rent & utilities
What's included in rent?
It depends on the property. Each listing notes what the tenant is responsible for, for example "tenant pays electricity only" or "all utilities included." Check the details on the specific home you're considering, or ask our leasing team.
Is parking included?
Some homes include reserved or off-street parking; this is noted in each listing's amenities. Ask our leasing team if you need parking and it isn't listed.
Move-in & policies
If I submit an inquiry, does that reserve the home for me?
No. Submitting a leasing inquiry starts a conversation with our team about a home; it does not reserve the unit or constitute a rental application.
Can I text with the leasing team?
If you opt in on our inquiry form, we may text you about your rental inquiry, available homes, tours, and leasing. Text consent is optional and never required to rent. See our SMS Terms for full details, including how to opt out.
